Woodlake Town Center: A Diamond In The Central Valley Rough

The city of Woodlake, California, is a tight-knit community located on the east edge of the San Joaquin Valley, nestled beautifully against the base of the Sierra-Nevada mountain range. This tiny town, whose residents are amiable and full of home-town pride, recently experienced an 8.7% increase in assessed property value, the most substantial rise in Tulare County, and the only city to exceed 6%. Extremely tight housing inventory in the area led the city to approve and begin issuing permits for nearly 170 new homes in Woodlake, which represents a 9% increase in housing stock in the city in just two years. As one of the first cities to allow recreational cannabis businesses to operate, it has attracted many cultivators, manufacturers, and retail stores, resulting in hundreds of new jobs, steady economic growth, and significant infrastructure improvements. The convenient central location, growing population, affordability, and attractive setting have made Woodlake a desirable location for several new commercial, industrial, and residential projects over the last several years. Major employers in the central valley such as Bradford Steel, Visalia Citrus Packing Group, US Towers, Monrovia Nursery, Pacific Distributing, and Buttonwillow Warehouse Company have recently expanded or relocated to Woodlake. The town has also caught the attention of national tenants such as Dollar General, Rite-Aid, Auto Zone, Family Dollar, Cricket, and Little Caesars, who have all made long term commitments in the area. Besides the growing population and housing market within city limits, other unincorporated cities in the region rely on Woodlake for almost all of their services and supplies, which include gas, food and grocery, schools, and a variety of professional services. The additional growth expected in the next 1-2 years will put extreme pressure on the very few retail and professional services that are available in the area. Demand for restaurants, lenders, insurance agents, and similar businesses far exceeds that which are currently available in Woodlake.

Woodlake Town Center is a state of the art, 9,500 square foot commercial building located in the center of town, situated at the "main & main" intersection of Valencia and Naranjo Boulevards.
